CASCADE GARDENS PURCHASER UPDATE

Dear Cascade Gardens Purchaser,

As the global COVID-19 outbreak continues to evolve, Tian An LFD is closely following NSW & Federal Government guidelines and have implemented protective initiatives and measures to protect our owners, teams, consultants, suppliers and the wider community.

Measures to maintain health and safety

We are currently still operating our business as usual but have implemented various pre-cautions across our business to ensure we maintain a high standard of health and safety. The following protocols and initiatives have been taken:

  • • We have made hand sanitisers available in all offices and display suites;
  • • We have cancelled all events, and staff are no longer attending external events;
  • • We are sanitising the common areas more frequently;

With regards to Cascade Gardens, this means that we are working hard, hand in hand with the builder to ensure that all necessary measures are taken to ensure your safety, particularly as we approach completion. For example, there would be changes in how the pre-settlement inspections will be conducted, alternative settlement and key handover processes are being discussed with our agents. We are monitoring the situation daily, and there may be last minute changes in our approach depending on government guidelines.

Construction Update

  • Construction inspection test plans and finished product quality assurance checks of Building A, B and C are now underway.
  • The internal apartment fit-out for the project is at 95% completion.
  • The external works including soft and landscaping and access paths are now at 50% completion.
  • We are still on track and working hard to ensure we can deliver the project at the end of August 2020.

Pre-Settlement Inspections

Pre-Settlement Inspections are planned to commence in mid-August 2020 and will be announced very soon. Our greatest priority at this time is the safety of you, our valued purchasers and our team. Your safety is of critical importance to us and we strongly advise rescheduling your inspection or nominating someone else to conduct the inspection on behalf of you if you answer “yes” to any of the below questions:

  • • Are you displaying any flu-like symptoms or suffering from any illnesses?
  • • Have you returned from overseas in the last 14 days?
  • • Have you been in contact with suspected or confirmed cases of COVID-19?
  • • Have you downloaded and activated the Federal Government’s COVIDSafe App?

We ask that you please consider your answers to ensure the health and safety of yourself and others. We will be asking these questions again upon arrival to the site, and if you have answered yes then unfortunately we will not be able to conduct your inspection on that day, and ask that you reschedule and/or send someone on your behalf. You are welcome to call us in advance and discuss the above in more detail.

During the inspections, our team will be maintaining a 1.5m distance, as per Government advice, particularly in lifts. We will also ask you to use the provided hand sanitiser (if you do not have your own) when arriving on site, as well as possibly wearing gloves and other safety precautions. We suggest only the major occupants attend as no young children, elderly people or friends attend.

Fully enclosed flat shoes (for example leather boots or sneakers), must be worn when attending inspections as it remains a construction site. Safety boots (steel cap) are recommended where possible.

Building: A, B, C
Dates (weeks commencing): Anticipating from Mid-August 2020

Please contact your sales agent to book your appointment.

Should you prefer not to attend the inspection at all or have someone attend on your behalf, then you will still be required to settle as per your contract and will not be able to delay settlement because you have not inspected your apartment. However, you are still entitled to the time specified in your contract to advise us of any issues after settlement.

Defects Period

Kindly note minor defects reported during pre-settlement inspections will not be able to delay settlement as specified in your contract a 3-month defect period will be allowed post settlement.

Finance Arrangements

Due to the impact of of COVID-19, your loan application process might take much longer than expected. We highly recommend that you have already commenced the application for the loan to avoid any delay in your settlement.

If Finance or Valuation is an issue, please do not hesitate to contact your agent or us to check if we might be able to assist you.

Should your lender/broker require rental appraisal letter, Harvie Group (or your sales agent) would be happy to provide this.

Valuations

Currently, we estimate that the settlement date will be late August. Hence, the valuation inspection may begin in late July. The exact date will be announced very soon. Once the date is confirmed, we will be able to conduct a valuation on your apartment by appointment, at least 72 hours in advance.
